Unlike the concerns of a standard landlord, you are usually responsible for only the interior surfaces and maybe to the middle of the wall. The exterior of the building and the care of property are not your responsibility. Because of this, shouldn’t your policy cost less than other landlord policies? We think so too. So we have found an insurer who is writing policies for rented condos in the $400 to $600 a year range, per unit. Keep in mind that the coverage you may need may be more than this basic condo policy we looked at.

Condo Landlord Insurance Policies start at $400 per year per unit.

Most policies we write for condo landlords include the following coverage:

Building – This provides coverage for the unit you own against many causes of loss. The types of causes of loss you want covered may vary, there are several options available to you here.

Loss Assessment - will pay up to $_________ on your share of any loss assessment charged during the policy period to you by a corporation or association of property owners.

Personal Property – Do you supply some or all of the furnishings? Your answer to this will help to determine how much of this coverage you need.

Loss of Rents – If, due to a covered cause of loss, your condo cannot be rented, this portion of the policy will be used to replace your lost income.

Liability Coverage – Many times we see policies that are limited to only bodily injury and property damage. What happens when you are sued for wrongful eviction, invasion of privacy or other non-physical injuries? That is why you need Personal Injury Liability also. Medical Expense Reimbursement – This works similarly to liability coverage, but differently. Hmm, that sounds like insurance speak. Contact us for a clearer explanation.
