Why is Landlord Insurance So Expensive?

Many times when this question is asked it is because someone is comparing a standard homeowner’s insurance policy to a landlord insurance policy. Major differences that cause the increase of coverage have a great deal to do with the occupancy. People tend to take better care of something that they own. Your tenants are unlikely to take care of your house as good as you would. Also, you cannot sue yourself. Your tenants can and many times will sue you, the landlord. Also, you may have a great homeowner’s insurance policy, but now leave your home for 30 days and the coverage you are afforded now decreases. In a landlord policy your coverage does not decrease because you do not live there.
