My tenant wants to keep an animal on my property, now what?

Answers:

• First thing to keep in mind is that everything that your tenants do on your property may become a liability issue for you. Especially are you at risk when you are aware of a situation, even if you did not give permission for the animal to be there or have specifically stated verbally or by written contract that the animal cannot be there.

• One way to mitagate the risk is make sure that your tenant has liability insurance to cover the animal. In many cases even when you see liability insurance on the tenant's policy there is an exclusion for injuries caused by animals.
