Can I get landlord insurance for a house with a wood stove?

Answer:

Yes. It is difficult to find insurers that will allow any sold fuel heat as primary or secondary in landlord properties. Because we work with so many insurers we have found several solutions to the solid fuel situation.

Things that will be considered when finding the right insurance company for you include:

  1. Who installed the unit?
  2. How long has it been there?
  3. What is the tenant’s experience with this type of device?
  4. Is solid fuel heat the primary heat source?
  5. How many family building is it?
  6. Is the tenant a close family member?
  7. Are there small children present?
  8. What is the fuel? Wood, corn, pellets, coal, etc.?
  9. What is the unit? Fireplace, fireplace insert, free standing stove, combination unit?
  10. Is the unit flued separately from all other devices?

Depending on the answers to these questions the property may be disqualified from coverage. In most cases though we would have a solution for you. It would be best to contact us at insurance@drickardinsurance.com or 607-843-8860 to correctly insure your property with a solid fuel device installed.

What is the premium cost of having a solid fuel device?

Usually when a device is present the location will not be eligible for the very best priced policies. Besides this the additional cost seems to be $50/year/device.
