Lessors Risk Insurance

Commercial Rental Property Insurance

Lessors Risk Insurance is for your property that is tenant occupied building for commercial purposes and you or your business is not the primary occupant. This is the type of policy that is designed to protect your interests in the value of the building, your owned contents, your interest in continued income, and liability exposure in a tenant occupied commercial building.

This type of insurance is sometimes referred to as Lessor's Risk Only Insurance, Commercial Landlord's Insurance, or Business Landlord's Insurance.

Even if your tenant is required to carry coverage on the building and naming you as an additional insured you will still need insurance protection. It is possible that your tenant may not be liable for a claim but you as the landlord or property owner will be.

We always suggest that you require in your lease that your tenant list you as an additional insured.

Your eligibility for coverage will be greatly affected by the type of business you allow in your business. You may wish to check with us before leasing the building out to see how your policy will be affected by your tenant.

You should be concerned with more than the amount of coverage for your building. What about the loss of income you will have if the building cannot be occupied due to a covered cause of loss. What is someone sues you for a slip and fall or false advertising? Will you suffer what is called a co-insurance penalty for not insuring your building for enough?
